If you are planning to buy any Property anywhere, Please Consider these following Points .
Kindly take written answer ( Reply ) of these following questions from the Builder and if Builder is not Providing you the Relevant documents for your Queries & Doubts than DON’T BUY THAT PROPERTY AT ANY PRICE.
Kindly Read the mentioned Questions Carefully  :-

  1. Is this Project RERA Approved ? If yes than ask for RERA NUMBER.
  2. Is this Project free from Every Litigation like Legal or Technical etc…?
  3. How much Payment is Outstanding from the Concerned Development Authority  ? Details of Authorities : For Gurgaon is HUDA , For Noida Is Noida Development Authority , for Greater Noida is Greater Noida Authority , for Yamuna Expressway is Yamuna Expressway Authorities and for Delhi is Delhi Development Authority etc..
  4. Demand for the Copy of Approved Master Plan by the authority.
  5. List of all Banks who are giving loan for this Particular Project.
  6. Always take written documents about all additional Charges like Car Parking – EDC / IDC –  Lease Rent – Club Membership – Power Back up – Registry Charge -Meter Charges – Maintenance etc ..
  7. Difference Between Super and Carpet Area. Builder always sold their Property on Super Build up area but they will give you Property on Carpet area.
  8. Some Builders are Cheating Public on the same basis. 
  9. Mostly builders Ratio on Super and Carpet area is approximately 40% . That means Buyer will pay for 1000 sq.ft and builder will give only 600 sq.ft.
  10. Read Carefully all the documents .
  11. Visit Site Personally many times.
  12. Always Compare PriceLocation and Amenities from Nearest Projects also.
  13. Don’t be influence with Builders Marketing & Sales Pitch.
  14. Be Patient always and never take decision without Research.
  15. DON’T TAKE ANY DECISION IN HURRY BECAUSE IT’S A QUESTION OF YOUR FUTURE AND HARDEN MONEY.
  16. Always take Professional’s help , Specially RERA Registered
